The brief

25 Water Street is the largest office-to-residential conversion in the country: a former office tower in Lower Manhattan, now more than 1,300 rental homes.

The art had to give a building of that scale warmth and a sense of place, from the plaza on the street to the lounges below the lobby.

The approach

We planned the program space by space. Large works anchor the arrival: a textile work above the lobby fireplace, a mural that wraps the atrium stair and polished steel sculpture in the plaza and the lounge. Around them, a gallery wall of paintings, photographs and drawings gives residents something to discover up close.
